Finally decided to go commercial after 6 years of sticking with just houses. A company around here (I won't mention the name just in case they're also lurking here) is asking me for pricing and hoping I can draft a contract for them real quick since apparently an old customer referred us. Now I'm in a bind and quite confused how to price. I know I want to jump in, but I'm scared about the liability and sh!t. So yeah, how?

Good job, you're stepping up the ladder so keep up the good work.

The pricing structure will depend on what you offer and how much it would cost you, so you'll need to have some info on the scope of the project and the requirements. Make sure you have the base expenses covered and add profit on top of that. Calculate an hourly rate that works for you and go with it. Since it's a referral you may give a small discount, but try not to go too low so that it's a financial strain.

For the liability and everything else as long as you have insurance and a contract you have nothing to worry about. Both of those will have you covered.

well, most common method is per square foot. You'll need the exact square footage of the areas to be cleaned. Rates vary wildly by location, type of commercial space (office, retail, medical), and cleaning frequency. Research local commercial cleaning rates. where's your location?
